Rosehill Industrial Estate, Carlisle (Phase 2)

Construction of Pioneer Food Hall
This contract consisted of 2 phases, phase 1 being the extensive land remediation works followed by the construction of 11 No. light industrial workshops with 35 car parking spaces and associated external works & drainage, along with a public car park for 295 spaces and also the construction of a large attenuation pond for surface water. Phase 2 was the completion of the shell construction of a Pioneer Food Hall including coffee shop along with a 46-space car park.
Works Included:
- Land remediation works as the project was sited on a historic landfill site.
- ‘Specialist’ ground stabilisation works.
- Attenuation Pond installation.
- In-situ Concrete Foundations, Ground and first floor slabs.
- Steel frame structures.
- Cladding and masonry external walls.
- Cladded Roofs.
- Masonry internal and party walls.
- Aluminium glazed curtain walling, doors and windows.
- Mechanical & Electrical (Industrial units only).
- Large Car Park Construction.
- Associated Drainage.
- Landscaping.
- Fencing.
Achievements:
- All the remediation was completed in line with the agreed strategy and to the stipulations set out by the LA as part of the Planning Conditions.
- The project was delivered with zero reportable Health & Safety incidents.
- The project was delivered with zero environmental notices issued.
- Over 64% of Subcontractors used were local to the project which exceeds the company target.
- No customer or third-party complaints.
